Job Overview
Location: Oakville, Ontario
Structure: Detached two-storey house with attached garage
Problem: Nighttime attic noise consistent with raccoon activity
Service: Raccoon removal
Visits: 2
Summary
Our team addressed confirmed raccoon activity entering the attic through a roof vent. A full roof inspection identified the primary access point, followed by humane one-way door installation suitable for late-stage baby season. A return visit confirmed successful removal, completed sealing, and verified no further activity.
Background / Property Context
The property is a detached two-storey home with multiple roof penetrations, including plastic roof vents. Weather conditions were stable at the time of service, allowing safe roof access and inspection.
Customer Concern
The homeowner reported repeated nighttime noises originating from the attic, suggesting active wildlife presence above the living space.
Inspection & Findings
During the initial visit, our technician conducted a comprehensive exterior roof inspection. Damage consistent with chewing was observed on a roof vent cover, creating an opening into the attic space. The size and location of the opening were consistent with raccoon access. No additional active entry points were identified during the inspection.
Photo observations (where visible):
- A roof vent cover shows chew damage along the lower edge, with an opening into the vent cavity.
- Close-up views indicate torn plastic and exposed vent interior.
- A roof overview shows multiple vents and standard asphalt shingles.

Cause Analysis
Raccoons commonly target roof vents due to the thinner plastic material and elevated access points. The vent’s location on the roof slope provided leverage for entry, and seasonal behavior increased the likelihood of repeated use for denning. Once compromised, the vent allowed direct access into the attic.
Treatment / Removal
On the first visit, a humane one-way door was installed over the damaged roof vent to allow adult raccoons to exit without re-entry. Given the timing during late-stage baby season, an additional one-way configuration was used to account for juvenile movement. Installation was completed securely to maintain vent function while preventing re-entry. Ardian completed all work using standard rooftop safety procedures.

Exclusion & Repairs
After a monitoring period with no further activity reported, our team returned for the second visit. The one-way doors were removed, the damaged vent area was sealed, and exclusion materials were installed to restore a wildlife-resistant barrier. Surrounding areas were checked to confirm the integrity of the repair.
Outcome & Confirmation
Following removal and exclusion, the homeowner reported no additional noises or signs of wildlife activity. A final inspection confirmed the entry point was fully sealed and that no other vulnerabilities were present. The site has remained wildlife-free since completion.

Technician Notes
- Visit 1: Full exterior roof inspection completed. Primary raccoon entry identified at roof vent. One-way door systems installed to allow safe exit during baby season.
- Visit 2: No activity reported. One-way doors removed, vent sealed, and exclusion inspected. No further issues observed.
