We responded to reports of mouse activity inside a detached two-storey home in Oakville. Our team completed a full exterior inspection, identified multiple rodent entry points, and carried out targeted exclusion work after approval. Interior activity continued to be reported after the warranty period had ended, and no additional treatment was authorized at that time.

The property is a brick-clad, two-storey residential home with soffits, wall vents, and an attached garage. These features commonly create concealed gaps where rodents can access wall cavities or attic spaces if not properly sealed.

Customer Concern

The homeowner reported ongoing mouse activity inside the house and requested an inspection to identify how rodents were entering the structure and to reduce the risk of further intrusion.

Inspection & Findings

During the initial visit, our technician Shaohua conducted a full exterior inspection. Several potential entry points were identified, including wall vents lacking rodent-resistant protection and gaps along sections of the soffit line. Interior inspection findings were limited to customer reports of live mouse sightings, with no invasive access performed during the first visit.

Photos taken during the inspection show:

  • Dark staining and spotting visible on attic roof sheathing, consistent with prolonged rodent presence
  • Open or unprotected exterior wall vent openings
  • Gaps along soffit transitions where building materials meet

Cause Analysis

Mouse activity was likely enabled by unprotected wall vents and small construction gaps along the soffit line. These areas provide rodents with sheltered access points into wall cavities and attic spaces, particularly in detached homes with multiple exterior penetrations.

Treatment / Removal

Mouse control work was performed by a licensed exterminator in accordance with Ontario Ministry of the Environment guidelines. Exterior bait stations were discussed as part of the treatment plan; however, an optional additional station was declined on site during the second visit. No further interior trapping or treatment was authorized after the warranty period had expired.

Exclusion & Repairs

After the customer approved the exclusion quote, our team completed the following work:

  • Two exterior wall vents sealed using galvanized steel vent cages
  • Approximately six feet of soffit-to-wall gaps sealed using a combination of galvanized steel mesh and exterior-grade caulking

All materials were installed to restrict rodent entry while maintaining proper ventilation and building function.

Outcome & Confirmation

Following completion of the approved exclusion work, the previously identified exterior entry points were sealed. During the exclusion visit, the homeowner reported continued mouse activity inside the home. As the service warranty had expired and no additional work was approved, no further treatment was performed. No follow-up visit was scheduled.
