Summary

We responded to reports of nighttime attic activity at a detached residential property in Oakville. An initial inspection identified an active entry point at a soffit intersection and additional rodent activity inside and around the exterior. A staged approach was used to address wildlife exclusion and rodent control, followed by a confirmation visit to complete sealing and verify resolution.

The property is a large two-storey detached home with multiple rooflines, soffit intersections, and landscaped perimeter beds. These features can provide climbing access to roof edges and concealed entry points if gaps develop.

Customer Concern

The homeowner reported ongoing nighttime noise in the attic and observed wildlife activity on the roof, raising concerns about damage and continued access into the attic space.

Inspection & Findings

During the first visit, our team conducted a full exterior roof inspection. An active opening was identified at a soffit intersection consistent with small wildlife access. While the initial concern was raccoon activity, the opening size and activity patterns were more consistent with squirrel entry.
Additional signs of rodent activity were observed inside the structure and along the exterior foundation, prompting a broader assessment.

Photos provided show a one-way door installed at a soffit-level entry point, exterior rodent bait stations positioned near the foundation, interior bait stations, and roofline inspection areas including vents and transitions.

Cause Analysis

Soffit intersections and complex rooflines can weaken over time, creating small gaps that climbing wildlife can exploit. Seasonal activity during spring and summer increases pressure from animals seeking shelter. Landscaping and foundation-level cover can also support rodent movement around the structure.

Treatment / Removal

A one-way door was installed at the identified entry point to allow wildlife to exit the attic space without re-entry. Although raccoon activity was initially suspected, the exclusion setup was appropriate for squirrel-sized wildlife based on inspection findings.
In addition, an interior mouse treatment and exterior rodent bait station program were implemented. All pest control work was performed by a licensed exterminator in accordance with Ontario Ministry of the Environment guidelines.

Exclusion & Repairs

Following confirmation of no further activity, the one-way door was removed during the second visit. The soffit opening was sealed, and surrounding exclusion work was inspected to ensure there were no remaining gaps or secondary access points.

Outcome & Confirmation

At the follow-up visit, the homeowner reported no further wildlife or rodent activity. All exclusion areas were secure, one-way doors had been removed, and exterior and interior control measures remained in place. No additional issues have been reported since completion.
